Property investment info and commitment



What property investment info are needed to be an effective investor? Here it is the list I think you have to read, before we are going into details:

  1. As with most investments, some starting capital is required. My investment capital was an equity loan from our residence and some seller financing. For the first apartment building purchase, we used 10% our money, 10% seller financing payable in 3 years, and 80% bank commercial mortgage.

  2. Real estate requires supervision. There may be tenants to take care of; rents to collect; repairs maintenance, city ordinances. Because of this, it is good to live relatively close to your investment - 15 miles or 20 minute drive distance.

  3. Real estate requires financial and emotional toughness. The industry has its ups and downs on local and national levels. Plan cash reserve for mortgage payments, taxes and insurance in advance. History is on our side; the real estate has always come back from down cycles and moved to higher levels of value.

  4. Real estate investing and financing require

    good to excellent credit. This allows you to borrow on best terms. However, when buying property, always ask the seller to assist with financing. Seller's advantage is taxes, because money come in three or five years not all at once.

  5. Have a team of advisers: real estate agent, home inspector, pest inspector, mortgage broker, real estate appraiser, insurance agent, tax and accounting person, escrow officer for closings, real estate attorney, handyman and cleaning person. My team is getting larger or smaller as the needs arise.
