Real estate renting


It is good to be in real estate renting because advantages over other investments abound. Obviously investing in rental property is the best because risk control and wealth creation.

  • Real is tangible and easier to understand, so to speak. Movements in real estate values are less erratic than in the stock market. Since the real estate is less volatile, it is easier to control.

  • You acquire wealth when get ownership of an estate rental with little money down. The leveraging allows you to "amplify" profits by using "other's people money."

  • The hedge against inflation is real. The real estate increased in value more than inflation rate until we have got this bobble in housing market. The correction time, I mean now, is the investor time to buy.


What real estate to buy?


A survey of over 1,000 estate rentals shows that apartments outperformed all other major property types. Apartments should remain well ahead because they are generally more stable:

  1. They are less dependent on business cycles for occupancy than any other type of real estate investments.

  2. The interest rate and home prices may become high or low, but apartments are more affordable.

  3. Apartments have shorter leases, offering greater protection from inflation than the commercial long-term leases. Rents can be negotiated more frequently.

  4. The demand for apartments is much grater than for other type of properties. The pool of tenants for industrial or commercial properties is smaller.



What building size gives you the greatest profit?


The answer depends of funds availability. I found my niche, mid-size apartment buildings. Shelter is one of the basic necessities of life. When all else fails, people will always be in need for housing. Mid-sized apartments fit the bill!
