The rental agreement renewal is not automatic
I consider the rental agreement time the month of July. This is before kids go to school or tenants make new plans for the next year employment, etc. In summer the pool of would be tenants is bigger. When you manage more than one unit you may sent a letter with your rental lease attached about 35 days before the lease expires. This is the letter I use: Dear: (tenant name) At this time of the year we offer new leases for duration of a full year, from August 1st 2000 to July31, 2001. We did improvements and will continue that, so you will find here more than a very good location, affordable renting, nice environment, plenty of parking and a laundry convenience. Please read the attachment, sign the lease or give me 30 days notice. It is important for us to receive your decision with July rent. Hopping that this will work for you, we wish you an enjoyable residence and good health! Thanks for your cooperation! Sincerely,
The time to adjust rents up
It is the time to increase rents with new leases. You have to do it to keep with gas and other utilities' costs.Dear (tenant name) Now it is the time to renew our lease agreement.The (good) news is: There is a small (no) rent increase for you. Paying on time was one of many factors that contribute to arrive at this decision. Please sign the enclosed lease agreement or give us 30 days notice and mail it with July 2000 rent in provided stamped envelope. We have been maintaining the back door coin laundry operational for your convenience, and looking to clean the gutter system and do some exterior updates this summer. We hope you like the landscaping service now, better than the last winter snow-removal service, which crated more asphalt work for us. Now we are in better shape and will continue to do improvements. Thank you for cooperation! We wish you an enjoyable residence!
